Q. How much do I have to pay for commission (Service fee)?

Commission payable by Tenant is 0 (NONE). Commission payable by Landlord is 1 month gross rental for lease from 12 months or more. This commission as service fee is only applicable for all the rentals.

Q. What is a Lease Agreement ?

Also known as Tenancy Agreement. This is the legal contract between the landlord and the tenant and lists out the terms of the lease. Duration of the lease can be for 1 year or 2 years, with "option to renew" for a further 1 year.

Q: What is a Diplomatic Clause?

Enables the tenant to terminate the lease before the end of the lease period. Tenants are usually able to terminate the lease after 12 months with 2-3 months' written notice to the landlord, subject to satisfactory documentary proof of the occupant being transferred or relocated from Singapore to another country, or cessation of employment.

Q. Is there any furniture in a standard room?

Partially furnished properties usually come equipped with air-conditioning, basic kitchen appliances, washing machines or dryer, lighting and drapery. Fully furnished properties include moveable furniture in addition to the items listed above. Incase, the tenant as more furniture they will ask more.

Q. What is a Security Deposit

It is normal for the landlord to require a security deposit upon signing of the Tenancy Agreement. When the lease term ends, this is refunded without interest. However, the landlord reserves the right to deduct from the deposit all costs and expenses arising from the tenant breaching any of the covenants in the contract. Typically, the deposit will be one month value for every one year term of lease.

Q. Who will pay for the Repairs & Maintenance charges?

The tenant is responsible for maintaining the leased premises in good order and, carry out minor repairs at his own costs (usually stated in the Tenancy Agreement under a "minor repairs" clause). Only major repairs and maintenance would be the landlord's responsibility. Periodic aircon servicing works will usually be under the charge of tenants whereas major repair works (with repair / replacement of parts) will be undertaken by the landlords.

Q. Who will pay for the Utilities, Telephone, Gas, TV ?

The tenant has to apply to the Power Supply Company for water, electricity and gas supply (if required), and to Vietnam Telecom for the telephone line. The installation setup and monthly charges for such services are under the tenant's charge.

Q. How do I apply for Power Supply, home telephone line, TV cable?

Power Supply: the Landlord will apply for you, in most of the case it’s ready to use.

Home telephone line: You need to have to sign up under company name to have Stamp or you need to deposit. Document needed: original passport, employment pass and the signed Tenancy Agreement.

TV license- Your landlord will do for you but you have to pay for the installation cost and monthly charge to TV cable provider. (Hanoi television, Vietnam television, VTC cable..)

Q. We have been told there are lots of extra costs above a monthly rental. What are they?

As with any costs, as long as you are made aware of them before hand, they are easier to manage. It's the surprise ones that catch people unaware. Beyond the monthly rental you will have to pay your utilities bill (electricity, water etc.) The water cost is low - on average about $10 per month but electricity can be shockingly high! The average electricity bill is S$100 to 200 per month but remember this may be substantially more if you live in a larger house or use the air-conditioning all the time. You may also be responsible for the regular servicing of your air-conditioning units in your home (this will be indicated in your Tenancy Agreement). Other possible bills include maid's salary - from $100 upwards per month. If you rent a house with garden your extra costs will be a Gardener, Pest Control… If you choose to live in an apartment / condominium the rental will include cost of services such as maintenance of facilities.
